You must order an EPC for potential buyers and tenants before you market your property to sell or rent. In Scotland, you must display the EPC somewhere in the property, eg in the meter cupboard or next to the boiler.

Achieving a good level of air tightness is important for the energy efficiency of the building. The benefits of improved insulation and more energy efficient heating systems are lost if warm air can leak out of the building and cold air can leak in. Poor air tightness can be responsible for up to 40% of heat loss from buildings. 

A valuation report is recommended when undertaking a cash purchase of a property for occupation or investment, or where you have no concerns about the condition of the property. The report will follow the criteria as set by the Royal Institution of Chartered Surveyors (RICS) Red Book Valuation Standards.
